There are two types of staging:  occupied and vacant.  Occupied is when the home owner is still living in the house when it’s listed on the market.  Vacant is when the house is completely empty.  In both cases “staging” can be used to help sell your house.

Staging is very different from how you live and decorate a home.  You must appeal to the general public and not to your own personal style.

It’s been proven that staging has quickly become one of the most effective ways to sell your house fast and for top dollar.  Staging ensures that the home looks its best and captures the emotions of the buyers.  And thanks to HGTV buyers are expecting more.

Did you know that if the home is vacant, the potential buyer will only stick around on average 5 minutes?  But, if the home is staged, they will look around closer to 45 minutes.  Every Realtor knows, the longer a potential buyer stays in a home, the more likely they are to make an offer.

According to the National Association of Realtors, a staged home sells 67% faster than a vacant home and on average 6% more than asking price.

Worth the Investment

Staging does cost money, but you have to look at the big picture.  Staging a vacant home will cost more because you’re starting from nothing.  Even then it will typically cost less than 1 percent of the value of the house.  That’s usually significantly less than your first price reduction.  According to, the Return on Investment for staging is 586%!  That’s worth renting furniture to stage a few rooms.  And remember, you don’t need to stage the entire house.  Often times the Living Room, Dining Room, and Master bedroom will do the trick.

What’s the hurry?

Your best time to sell your house is the moment you put it on the market.  As time passes, the less likely it will sell for your asking price.  If it’s on the market for at least 4 weeks, you will more than likely have to drop the price 5%.  In contrast, if it sells within 4 weeks it usually sells on average 1% more than list price.  That 1% increase will pay for your staging cost and you will be able to move forward.

Buyers Can Visualise the Space

According to National Association of Realtors, 77% of buyer’s agents said staging made it easier for a buyer to visualize the space.

How you are living in the space right now, may not be what the potential buyer wants.  I see people who turn a dining room into a play room all the time, but in reality, you will need to change that back to a dining room if you want it to appeal to the general public.  I give my clients a bit of tough love… it’s about the buyer not you.
